5 steps to aid you in successfully showing your home

After you have contacted the right agent and properly priced your home, you need to make sure you get top dollar for it by doing everything you can to maximize its value. Preparing your home to be shown to prospective buyers is the next step you need to follow to sell your home, and it involves fixing any issues that currently exist before staging it for everyone to see. Your ability to prep your house better than your competition will ultimately determine whether or not you sell your home, how quickly you can sell it and if you will get your asking price in the end. Coldwell Banker Premier Realty is here to assist you with reaching your goals by providing these helpful steps…

1) Think like the Buyer – You have grown to love your home, including all of the character flaws that have made it yours over the years. But the time has finally come to sell it, and you must think about your home much differently in order to get your asking price. Look at it like you are buying it rather than selling it, then create a checklist of things that need to be fixed to make it most appealing.

2) Fix the Problems – Once your checklist has been created, figure out what tasks you can take care of yourself and which ones will need more professional help. Weigh the cost of fixing something on your own or hiring a pro, determine if you have the ability and/or budget to do the work and then prioritize each job.

3) Clean it Up – After you have fixed the problems you feel are most important, cleaning your home to make it look like new should be next on your list. If you can afford to have a professional cleaning crew come in and work their magic, go ahead and do so. If you do not, consider asking friends and/or family if they are willing to get a little dirty and help you clean your home for some free pizza.

4) Stage it Right – Again, if you have some extra money budgeted for selling and marketing your home with a company like Coldwell Banker, then staging costs should already be part of the plan. Staging your home the right way to show off its best qualities could make the difference as to whether you sell your home for your asking price or your neighbor two blocks away beats you to it.

5) Show it Off – The final steps for preparing your home to be shown include ensuring it looks as good as possible for prospective buyers with curb appeal and then scheduling your open house for a day and time that will get the most views. Make your home stand out from others on the block and in the neighborhood to entice anybody who sees it from the outside to take a closer look inside. Offer free cookies and/or beverages and note that on your signage to get people in the door. You may only get one shot to sell to the right buyer, so make it count.
